For our Management Fee, we do the following:

  • All advertising, which includes:

  • “For Rent” sign in front of the property.

  • “For Rent” list that is updated daily and available in our office. This list is faxed to all real estate companies on a weekly basis, as well as other local businesses.  A copy is also given to all of our on-site managers so they can refer prospective tenants to our office if they do not have what the tenant is looking for.

  •   World Wide Web.

  •  Classified ads, which are placed in the paper where the property is located.

  • Full screening on prospective tenants.  This includes a credit check, income verification, and previous rental history.

  • Collection of all rent.

  • Viewing the property on a bi-monthly basis.

  • Posting and serving all necessary notices to tenants regarding late rents, inspections, rent increases, etc.

  • On or by the 15th of every month, we send out a statement to the owner with full monthly and annual accounting of their investment’s performance.

Management Fee Schedule:

  • One to four units:                  10%

  • Five to twelve units:                    8%

  • Thirteen + units:                         6%
